Ten new single family homes were listed this past week, including 4 under $1M and 6 priced between $1M and $7.5M. A new listing at 566 Ponderosa priced at $599k has great potential with 4,428 sq approved TRPA coverage in this desirable location, just cross Highway 28 to Lakeshore Blvd. With 1,220 sq ft, 3 bedrooms, 2 baths and a 2 car garage, the home could be nicely updated, but true potential is in a rebuild. 659 Tyner is a bank-owned property in Lower Tyner listed at $680k with some lake views, being sold as is, rebuild potential is the draw for this property. 215 Robin is centrally located, priced at $839k and newer construction built in 1995, nicely updated with a 2 car attached garage.
Three new listings were posted in the $1-2M range. 632 Woodridge Circle in Ponderosa is a nicely remodeled, 4 bedroom, 3 bath, low elevation home on .58 acres priced at $1,139,000- a great neighborhood and large fenced lot. 1069 Mill Creek priced at $1,239,000 is a great value with 3,100 sq ft lising space and an 1,800 sq ft 4 car garage- ranch style layout, but updated finishes including granite counters, hickory flooring, new roof, windows and siding. 967 Cinnabar (my listing) built in 1995 has a great open layout, vaulted ceilings and large fireplace with a large master suite and guest suite- 4 bedrooms total. The location is the draw here- at the end of a cul de sac on 2 year round streams, with peaks of the lake and mountain views from the master, and underground power. It is rare to find beautiful newer home in such a unique location- priced at $1,445,000.
924 Lakeshore is a good value for the location at $2.95M- just 6 homes from Incline Beach with lake views. The exterior is brick, but plans are available for a Tahoe style update with siding and stonework. The interior is beautifully finished with a gourmet kitchen, large master suite, 3 additional bedrooms on the lower level and library/den upstairs. This is a popular area for Lakeshore listings- see also 932 Lakeshore and 928 Lakeshore (my listing) a gorgeous neo-craftsman estate listed at $3.65M. 630 14th Green priced at $4.2M, here you can buy a 6,624 sq ft, 4 bedroom, 5 bath home with 3 car garage on the Championship Golf Course. Built in 2005, this newer 2005 home sits on .57 acres and is exquisitly detailed. 755 Burgundy priced at $7.55M is an 8,498 sq ft estate on 2 acres with panoramic lake views, large reflecting pool, theater, gym and potential for a guest home.

On Wednesday, the IVGID Board of Trustees unanimously adopted a policy defining the sidewalks and parking lots at Incline Beach, Ski Beach and Burnt Cedar Beach, and other areas in the Village as “public forum areas”. Effectively, cards no longer will be checked at the gates, so anyone can now access the beach parking lots and sidewalks, but are not permitted to access the “beaches”.
How they will allow access to the parking areas and effectively enforce the “no access” to the beaches?

Take a virtual tour of this lakefront estate, featuring three homes and four parcels along 578 feet of Lake Tahoe shoreline with a 157 foot pier, a buildable lakefront lot. This 8.75 acre property is listed for abut $5.4 million per acre, and is located near the west end of Lakeshore Boulevard.
This is the third-highest residential property for sale in Lake Tahoe and the 23rd most expensive residential property in the United States, according to the Ultimate Home list. The highest-priced property currently for sale in Lake Tahoe is ”Tranquility”, the 210 acre Tommy Hilfiger estate listed at $100 million, listed by Shari Chase, of Chase International.

I was asked by a reader what criteria I use to determine my “best buys”. We vote weekly on best buys at our Chase offiice, and I tend to be a lot more critical of homes that are gussied up or have cosmetic fix ups when they really need to be gutted and remodelled, or torn down and rebuilt. I also don’t go for “cute” homes normally that lack square footage. when lot coverage runs at such a premium in Incline Village. A l”cute” tiny home has to really have a greeat location or views, near the beach or on the golf course. to be a good buy. For example, there is only one home with more than 2,500 sq. ft., 4 bedrooms on the market less than %1.295 million that is completely remodelled and really well done. 800 Geraldine is listed at $899,000, you could not go wrong at this price for the quality and sq. footage. It is 2,650 sf with 4 bedrooms with a family room, now being used as an office. It is the only home that is completely remodeled that also has 4 bedrooms and > 2,500 sf below about $1.3 M. It is really beautiful inside, the only thing I don’t like is the bannister (older oak) as is the kitchen floor (I would do a nice travertine tile) and I would upgrade kitchen appliances and the counter to granite- easy fixes. Everything else is done beautifully, it even has a wine room and attached 2 car garage is key. Geraldine
The home at 915 Jennifer would have been a good buy at $1.17 Million, it is 3,906 sf with 5 bedrooms, gourmet kitchen and high end materials in the baths, even with the road issue (it isn’t as bad as many homes along Mt. Rose as it’s really high up above it) It is now in the bank’s hands, and if it doesn’t sell in auction, I’ll be interested to see what the bank ends up listing it for. Jennifer
The next home with quality finishes is a newer construction 2002 4 BR home with seperate family room at 962 Mercury for $1.295 M. It is 2,598 SF and is really well done, all knotty alder and pine, top of the line finishes and materials in kitchen and baths, like new condition as it was just used as a vacation home. Mercury

A new listing on Galaxy Way priced at $789,000 is a new best buy in a lovely wooded setting, adjacent to forest service land.
The Tumbleweed listing priced at $700,000 went into escrow, on the market for only a couple of weeks, this was also a very good buy!
Another listing on Jennifer is going to foreclose as soon as next week. This 3,906 sq. ft. home built in 1994 with 5 bedrooms and 3 baths would be a great buy in the $1 million range, currently at $1,170,000. It is beautiful inside with a nice lawn, the one negative is location up above Mt. Rose Highway, yet it is high up above the cars.
A new lot was just listed in upper Tyner at $480,000 on .319 acres, an opportunity to build on just over 3,000 sq. ft. of coverage.
