A new listing on Galaxy Way priced at $789,000 is a new best buy in a lovely wooded setting, adjacent to forest service land.
The Tumbleweed listing priced at $700,000 went into escrow, on the market for only a couple of weeks, this was also a very good buy!
Another listing on Jennifer is going to foreclose as soon as next week. This 3,906 sq. ft. home built in 1994 with 5 bedrooms and 3 baths would be a great buy in the $1 million range, currently at $1,170,000. It is beautiful inside with a nice lawn, the one negative is location up above Mt. Rose Highway, yet it is high up above the cars.
A new lot was just listed in upper Tyner at $480,000 on .319 acres, an opportunity to build on just over 3,000 sq. ft. of coverage.

There were some interesting opportunities on today’s Incline agent tour. One stand out was 644 Alpine View. This home was completed remodeled in the 90’s, and backs to forest land with a good lake view. This home has curb appeal with an updated Tahoe look- natural clapboard with several decks and stone pillars. The interior trim is all natural wood, light and bright with tasteful blue tile baths with spa tubs. The only change I would personally make is to upgrade the kitchen cabinets and change out the deep blue carpet to something more neutral (my personal taste). This is a wonderful home with great southwest exposure in a desirable Eastern Slope location.
A stand out listing is 797 Ida Court located in the Jennifer area. Located on over 5 acres with sweeping lake and forest views, this private retreat is uniquely located among 200 acres of state and forest land. This newly built 8,000+ square foot home incorporates craftsman detail in the exposed beams, stone fireplace and finish work. If you are looking for a corporate retreat or private estate with Incline Village ammenities, this is a wonderful find.
One listing with potential is 811 Jeffrey Court. With lake views on a cul-de-sac, this home features vaulted ceilings and a bright open feel. With some updating, this would be a good find if you could negotiate the price.

A recent article was submitted to the local Tahoe Bonanza newspaper on the resilience of the local real estate market. I believe that a strong stock market coupled with a healthy technology sector adds tremendous demand for a rare “lifestyle” type property such as Incline Village at Lake Tahoe. As more and more baby boomers are reaching retirement with some of the biggest inheritances in history in addition to stock options, bonuses etc., the demand for luxury resort living homes increases with a very restricted supply. The price of single family homes in Incline Village is actually going up this year and remains on that same trajectory due to all the supply demand factors. We have witnessed the high end of the market jump as much as 20% this last quarter with an equally disproportionate amount of those sales being all cash transactions. We also see many people inquiring as to when we think the bottom is in our local housing market. With less competition from other buyers and a media that constantly forecasts doom and gloom makes for a “perfect storm” paralyzing many potential buyers. Usually by the time the markets begin to turn up, the bottom has come and gone before anyone can pinpoint it. We believe the time to buy is now while all of these factors are still relevant. Incline Village is truly one of these rare markets that never seems to fall out of favor and with the quality of life and tax advantages put this North shore village into a class of it’s own.
