Sierra Sotheby’s Sells $10 Million Lakefront in Under 5 Weeks

There are 6 active lakefront condos listed between $622,000 and $4,100,000 with very attractive common amenities, boating facilities, beach, pier and/or buoys. These include a one bedroom unit at Crystal Shores Towers for $622,000 featuring a pool, pier and boat buoys, a Lakeshore Terrace 3 bedroom unit with garage priced at $1,050,000, a 2 bedroom unit at 999 Lakeshore Blvd. priced at $1,095,000 with sandy beach and boat buoy, a 4 bedroom, 3 level rebuilt unit at Crystal Bay Cove priced at $4,100,000 featuring a 2 car garage, pier, common lawn and boat buoy, and a 3 and 4 bedroom unit at Stillwater Cove priced at $1,450,000 and $2,550,000 featuring a marina with pier, small beach, restaurant, outdoor pool, tennis and workout facility with covered parking and access to units via golf carts.

There have 7 been lakefront condo sales year to date, with sales prices between $1,200,000 and $6,725,000. These include a 2 bedroom unit at Crystal Shores East priced at $1,250,000, a 3 bedroom unit at 999 Lakeshore priced at $1,265,000, a 3 bedroom unit at Crystal Shores West priced at $2,095,000, two 2 bedroom units and a 1 bedroom unit at Stillwater Cove, priced at $1,200,000, $1,950,000 and $2,015,000, and a double unit at Stillwater Cove that sold for $6,725,000.

Active
There are 16 active lakefront homes listed between $2,795,000 and $39,750,000. Four of these listings are off-lake with common lakefront amenities, including 1565 Pine Cone Circle listed at $2,795,000 as a development opportunity, 1630 Pine Cone Circle listed at $2,900,000, a nicely remodeled 2,700 sq ft home, 1680 Pine Cone Circle listed at $6,295,000, a newer construction home across the street from the Lake, and 1580 Vivian, a 6 bedroom Mediterranean style home priced at $9,775,000. The home at 1685 Pine Cone Circle is listed at $5,900,000 with rocky shorefront, without access to the  HOA. The home at 1635 Pine Cone Circle is a newer Mediterranean style, 5,000 sq. ft. home with 75 foot beach and shared pier, one of the fewer newer construction homes available, priced at $10,450,000. Pine Cone Circle, Vivian and Debra are three adjacent streets with separate HOA’s and access to common piers, boat buoys, launching ramp (Debra) and all sharing one of the widest, sandy beaches along Incline Village’s stretch of shoreline.

There are 5 properties actively listed on Lakeshore Boulevard with direct lake frontage. 1709 Lakeshore Blvd. is actually located on Highway 28 past the east end of Lakeshore Blvd. heading to Sand Harbor. It is a good value for newer construction with shared pier, and a modest 2,332 sq. ft. priced at $4,500,000. 825 Lakeshore Blvd. is the lowest priced home on Lakeshore proper, a remodeled 4,509 sq. ft. home with shared pier, custom craftsmanship with elevated sandy beach priced at $7,900,000. 1165 Lakeshore Blvd.  is a 1949 built home with 5,153 sq. ft. of updated living area, with a spectacular 160 feet of private sandy beachfront, pier and buoys priced at $11,900,000. 1169 Lakeshore is an adjacent 1999 Rodman built mountain style home with 7,130 sq. ft. poised above a quiet, sandy beach at the end of the shoreline with boat buoy, priced at $12,600,000. 1131 Lakeshore Blvd. is the former Sierra Star Estate, with the remaining main home, guest home and carriage house with 12,000 sq. ft. garage on multiple levels below ground. Pending
93 Shoreline Circle was listed June 21 and went into escrow one week later. This beautiful, Curtis McLachlan built luxury log home boasts 70′ sandy beach and boat ramp with southwest views, priced at $10,900,000.

Sold
There have been 4 lakefront sales to date in 2014, including 881 Lakeshore, a 6,203 sq. ft. home on .865 acres with pier and covered boat hoist, including 100 foot of cobble shorefront, sold for $13,000,000 in only 26 days on market. 500 Gonowabie with development potential including pier and boathouse sold for $3,550,000 after just 44 days on market. 565 Lakeshore Boulevard included several structures on two lots with over 10,000 sq. ft. of additional coverage on 292 feet of lakefront, sold for $10,999,999 after 270 days on market. 1590 Vivian was an off-lake property with access to the HOA beach amenities, a 2,200 sq. ft. home built in 1952 that sold for $2,400,000.

With lower inventory, buyers have moved quickly in purchasing new listings that suit their needs, based on my experience with 2 active lakefront listings and 2 pending sales. There were fewer sales this first quarter of 2014 at higher prices, reflective of the relative lack of lakefront inventory. With the summer season fast approaching, the pace of sales may rise with upward pricing pressure on little new inventory and increasing buyer demand. We see these as signs of a stable luxury market with renewed interest from cash heavy buyers, many looking to balance their financial portfolios with real estate positions.

825 Lakeshore Incline Village pierThe allure of a Tahoe lakefront home is rooted in childhood memories, for many, recounting trips up to Lake Tahoe for a family vacation and spending time on the crystal clear waters on warm summer days, or captivated by winter views of the snow capped mountains as the only defining line on the horizon between the seemingly endless blue sky and even deeper blue Lake.

Many visitors trace their roots to Tahoe going back several generations, and the quiet shoulder season in May is now relinquishing to the much anticipated bustle of summer, kicking off with Memorial Day weekend and in full swing by the Fourth of July festivities. Incline Village and Crystal Bay 2013 Lakefront Sales Report, Lake Tahoe

Ellison Incline Village EstateLakefront properties in Incline Village and Crystal Bay sold at a fast pace, with 14 lakefront homes and 14 lakefront condos sold in 2013. In addition, 1 lakefront lot with pier also sold in October. In comparison, there were only 5 lakefront homes and 5 condo sales for the entire year in 2012, and three of those closed in December marking the beginning of this recent buying spree. Lakefront home and condo sales are up 180% from 2013. 

There are 21 total active lakefront listings, including 14 homes and 7 condos. The lakefront condos are priced between $622,000 for a one bedroom at Crystal Shore Towers, and $1,450,000 for a 3 bedroom at Stillwater Cove. Lowest price for a true lakefront is $4 Million for a 5 bedroom Crystal Bay Lakefront home on Gonowabie. The highest priced lakefront home is also on Gonowabie, a steel and glass home priced at $39.75 Million. The MLS includes off lake properties with lakefront HOA amenities, and one cabin on Pine Cone Circle is available for $2.795 Million with HOA beach and pier access. 

There are 2 pending lakefront sales, including 565 Lakeshore Boulevard , an 8,900 sq ft home on 3.55 acres with 2 lots and potential for 4 structures listed at $14,250,000 and a Stillwater Cove freestanding condo, developed from 2 combined units with 4 bedrooms on three levels and access to tennis, gym and the lakefront marina, beach, pool and restaurant priced at $7,500,000.

Twelve direct lakefront homes have sold, including 458 Gonowabie sold for $3.8 Million in August, 843 Lakeshore sold to my buyer in July for $5.325 Million, 30 Crystal Drive sold for $5.5 Million in May, 1143 Lakeshore sold for $5.95 Million in April, my listing at 28 Crystal Drive sold for $6,250,000 in July, 1665 Pine Cone Circle sold for $7.4 Million in October, my listing at 32 Crystal Drive with 7,000+/- sq. ft. home, pier and 185′ lake frontage on Crystal Bay sold for $7,750,000 in October, 1655 Pine Cone Circle sold for $8,500,000 in August, 587 Lakeshore at $9,250,000 sold in only 26 days in April, 869 Lakeshore sold to my buyer for $11.875 Million in February, 857 Lakeshore Blvd. known as “Incline Castle” sold for $15.5 Million in June, and 915 Lakeshore, a 9,000+ sq. ft. new construction home with pier closed in September for $19,975,000. A 3/4 acre lakefront lot with pier at 1675 Pine Cone Circle also sold for $8.5 Million in October, part of the former Sierra Star Estate. 

The 14 lakefront condos sold include Stillwater Cove #28 for $880,000, Crystal Shores Towers #1B for $940K, Stillwater Cove #12 for $950K, 999 Lakeshore #49 for $1.1M, Stillwater Cove #1 for $1.2M, Crystal Shores East #9 for $1.219M, Lakeshore Terrace #6 for $1.299M, Crystal Bay Cove #2 for $1.3M, Stillwater Cove #11 for $1.675M, Crystal Shores East #18 for $1.95M and Crystal Shore Towers #5 for $2.495M. 

Overall for Incline Village and Crystal Bay non-lakefront properties, home prices increased by 18% with units sold up 31% in 2013. Condo prices averaged 26% higher with units sold up 18%. Activity has increased around the Lake, and Nevada sales are being spurred by California buyers seeking Nevada income and corporate tax benefits. Sales data through the third quarter of 2013 shows over half of all buyers in the $2 Million and up luxury market were home buyers from California. Inventory has decreased, but there is still a healthy supply of properties for sale in all price ranges.

Lakefront properties in Incline Village and Crystal Bay continue to sell quickly, with 14 lakefront homes and 10 lakefront condos sold this year. In addition, 1 lakefront lot with pier is currently in escrow. In comparison, there were only 10 lakefront home and condo sales for the entire year in 2012, and three of those closed in December marking the beginning of this recent buying spree. 

There are 20 total active lakefront listings (15 homes and 5 condos) with a rate of 20 sales in the past 10 months. Considering some of the listings have been on the market for many years, this is a big increase in the rate of sales. There were only 7 sales the first  11 months of 2012, so the rate has more than doubled that in 2013 through September.

There are 15 active lakefront homes listed in Incline Village and Crystal Bay, 8 of which are priced over $10 Million, with the lowest priced at $2.9 Million for an indirect lakefront on Pine Cone Circle and $39.8 Million for the Glass and Steel House on Gonowabie. 

There are also 5 active lakefront condos listed including $649,000 for a 1 bedroom at Crystal Towers, $871K for a 2 bedroom at 999 Lakeshore, $1,325,000 for a 3 bedroom at Crystal Bay Cove #14, $2.995M for a nicely remodeled 5 bedroom condo at Lakeshore Terrace, and $7.5 Million for a double unit redone at Stillwater Cove. There are also 3 adjacent 1 to 2 acre lakefront lots in Crystal Bay at $4-$5 Million each.  

Activity has increased around the Lake, and Nevada sales are being spurred by California buyers seeking Nevada income and corporate tax benefits. A total of 44% of sales in Incline Village and Crystal Bay, Nevada were buyers from California. For sales priced over $2 Million, 17 of the 33 properties sold year to date to September, or 53%, were California buyers. There are still some fantastic lakefront opportunities available, but inventory is dropping and showings have kept pace through September.
