Incline Village Market Activity week of June 17

We saw an an increase in new listings in Incline Village, with 28 new homes, condos and PUD’s coming onto the market this past week. The number of properties in escrow in the Incline Village real estate market is stable at 51 (53 the week prior), with a growing 451 active listings (433 the week prior)- 206 single family homes, 174 condos, 46 PUD’s (free standing townhomes), 17 lots, and 8 commercial/investment properties.

This past week, we saw another 6 new sales in the Incline Village market (same as week prior), including 4 single family homes, 1 condo, and 1 townhome. Notable sales include 650 Lakshore Blvd.- a new construction 4,620 sq ft home close to Burnt Cedar Beach with lake views reduced to $3,850,000 and sold for $3.2MM cash. A Zahler built home at 220 Glen Way at “The Glen”, a lovely gated complex adjacent to the tennis courts at the Rec Center and walk to Incline Beach, just sold for $1.7MM. This 4,414 sq ft PUD was reduced to $1,850,000 and purchased with a loan.

Incline Village home contracts
6 properties went into contract this past week, including 3 single family homes and 2 condos. Notable new escrows include 585 Lakeshore Blvd., the $10MM main house at the old Trepp Estate (most recently Walsh Estate), a 6,571 sq ft home with outdoor pool, private beach, and shared pier. The caretakers home ad adjacent parcel sold earlier this year with shared pier for over $11MM. The other 4 new contracts are for listings all priced below $1MM.

Incline Village new listings
28 new listings came onto the market this week (up from 16 the week prior), including 14 single family homes, 11 condos, and 1 lot. Another lakefront listing came onto the market this week at 30 Crystal Drive in Crystal Bay at $7.2MM. This home features rights for launch and recovery off the Pier owned by my seller at 32 Crystal Drive. Eight other homes were listed between $1MM and $3.5MM, with one newly reconstructed home at 652 Crystal Peak walking distance from Burnt Cedar Beach and pool.

Price Reductions
There were 14 price reductions (and 1 price increase) this past week in Incline Village. 794 Tyner Way, a handsome Rodman built 5 bedroom lake view home, dropped nearly $200K from $2,785,000 to an attactive $2,595,000. 772 Lakeshore, a 5 bedroom, 5.5 bath home close to the beaches was also reduced from $2,599,000 to $2,450,000. 28 Somers Loop, a gorgeous new Tahoe style home with supreme finishwork and 200 yeards from Lake Tahoe was reduced nearly $50K to $1,848,000. This home is in a wonderful Crystal Bay setting with boulders and old Tahoe feel, and features FULL IVGID rights to Incline Beaches! 571 Putter Ct. with 200 ft on the Championship Golf Course dropped over $300K from $2.2MM to $1,895,000. 645 14th Green dropped from $1,875,000 to $1,795,000. 554 Valley Dr. fell from $1,645,000 to $1,595,000 as did 1050 Lakeshore Blvd from $1,625,000 to %1,595,000- a great opportunity to build or remodel on prestigious Lakeshore Blvd.

New Sales, Listings, and Escrows in Incline Village

The nice weather seems to have brought buyers out, as showings have picked up in the past couple of weeks, and the number of properties in escrow in the Incline Village real estate market has risen to 53, with 433 active listings- 195 single family homes, 171 condos, 43 PUD’s (free standing townhomes), 16 lots, and 8 commercial/investment properties.

This past week, we saw 6 new sales in the Incline Village market, including 2 single family homes, 3 condos, and 1 townhome. Notable sales include 727 Champagne- an 8,600 sq ft home on the Eastern Slope with panoramic lake views reduced to $5,995,000 and sold for $5MM cash. Another notable sale is one of the three foreclosed homes on ”Campbell Court” developed at 857 College listed at $1,525,000 sold for $1,375,000 cash. This is a gorgeous, 4,000 sq ft new home with hydronic heat built with natural stone floors, knotty alder finishwork, custom kitchen and top notch details across from a creek- a great buy! Just across the street, 785 Pinion Pine Way sold in Incline Creek Estates- a lovely 4 bedroom creekside townhome with smarthome features- sound, security, and radiant heat, selling for $1,021,316 which was over the asking price of $995,000.

Incline Village home contracts
11 properties went into contract this past week, including 5 single family homes, 4 condos and 1 PUD (townhome). Notable new escrows include a 4,600 sq ft home at 650 Lakeshore, just down from Burnt Cedar Beach with lake views, hydronic heat, and beautiful detail- list price is $3,850,000. 377 Second Tee, a remodeled 4 bedroom home on the Eastern Slope, also went into contract as a short sale- list price $750,000. A great buy in Millcreek Subdivision, close to Incline Beach at 269 Tramway, also went into escrow with a list price of $750,000. 520 Pahute Road in Crystal Bay also went into escrow- a 4 bedroom lakeview home with garage listed at $668,000.

Incline Village new listings
16 new listings came onto the market this week, including 7 single family homes, 8 condos, and 1 PUD (townhome). Stand-out homes include a Tahoe Lakefront home at 951 Lakeshore Blvd. on .6 acres with 100 ft sandy beach, a pier, a boathouse and lift. Two other lakefronts have sold this spring, both over $11MM, and this is an exceptional lot. Another new 2 bedroom lakefront listing at “Stillwater Cove”, unit #32, is on the market for $1,739,000. Another handsome, remodeled unit at “The Pointe” with lake views was listed at $1,289,000. A gorgeous home at 953 Dorcey will catch your eye with lovely log detail and beautifully remodeled- priced at $975,000.

Price Reductions
There were 19 price reductions this past week in Incline Village, including 831 Lakeshore from $4,299,000 to $3,495,00- the lowest price lakefront home in Incline Village, as well at a lakefront condo at 501 Lakeshore “Lakeshore Terrace” from $949,000 to $899,000, and one of the lowest priced 2 bedroom McClouds on the market- reduced from $469,000 to $449,000 – just a short walk to the Rec Center and Incline Beach!

Activity is picking up in the Incline Village real estate market. Property showings have jumped, and buyers are picking up some of the best listings at the right prices. In the past week, 6 new listings came onto the market in Incline Village and Crystal Bay. There have been 18 price changes- 16 reductions and 2 price increases, 9 new escrows, and 6 new sales. There are 49 properties currently in escrow ranging in price from $90,000 to $12MM, with 347 active listings.

Incline Village market activity 2/26

In the past two weeks, 30 new listings have come onto the market in Incline Village. There have also been 28 price changes (all except 1 were reductions), 11 new escrows, and 3 new sales. There are 50 properties  in escrow, ranging in price from $399K to $12M, and 360 active listings. Activity has picked up with increased showings following our busy President’s Day weekend, and new listings will likely continue increase into spring.

Notable sales include 936 Lakeshore, a nicely redone 5,130 sq ft home with 5 bedrooms and 4 car garage listed at $3.1M, sold for $2.75M or $536 per sq. ft. One of the best buys in the past year just closed- a 3,723 sq. ft. home just 10 years old, beautifully landscaped and a stone’s throw from Lakeshore  at 112 Steam Circle just closed at $1.3M, an incredible $349 per sq. ft. for this steal. This home was listed at $1.649M- I have shown several clients this home in the past year and happy to have helped connect these lucky buyers through my website- congratulations on a great purchase!

New Escrows
One hot new escrow includes an Incline Creek Estate short sale at 845 Rosewood listed at only $845,000! This property just went into escrow with one of our Intero agents, a gorgeous 2,700 sq. ft. smart home built in 2006 with all the high end features such as hydronic heat and home management system in a gated community.
