New Sales, Listings, and Escrows in Incline Village
The nice weather seems to have brought buyers out, as showings have picked up in the past couple of weeks, and the number of properties in escrow in the Incline Village real estate market has risen to 53, with 433 active listings- 195 single family homes, 171 condos, 43 PUD’s (free standing townhomes), 16 lots, and 8 commercial/investment properties.

This past week, we saw 6 new sales in the Incline Village market, including 2 single family homes, 3 condos, and 1 townhome. Notable sales include 727 Champagne- an 8,600 sq ft home on the Eastern Slope with panoramic lake views reduced to $5,995,000 and sold for $5MM cash. Another notable sale is one of the three foreclosed homes on ”Campbell Court” developed at 857 College listed at $1,525,000 sold for $1,375,000 cash. This is a gorgeous, 4,000 sq ft new home with hydronic heat built with natural stone floors, knotty alder finishwork, custom kitchen and top notch details across from a creek- a great buy! Just across the street, 785 Pinion Pine Way sold in Incline Creek Estates- a lovely 4 bedroom creekside townhome with smarthome features- sound, security, and radiant heat, selling for $1,021,316 which was over the asking price of $995,000.

11 properties went into contract this past week, including 5 single family homes, 4 condos and 1 PUD (townhome). Notable new escrows include a 4,600 sq ft home at 650 Lakeshore, just down from Burnt Cedar Beach with lake views, hydronic heat, and beautiful detail- list price is $3,850,000. 377 Second Tee, a remodeled 4 bedroom home on the Eastern Slope, also went into contract as a short sale- list price $750,000. A great buy in Millcreek Subdivision, close to Incline Beach at 269 Tramway, also went into escrow with a list price of $750,000. 520 Pahute Road in Crystal Bay also went into escrow- a 4 bedroom lakeview home with garage listed at $668,000.

There were 19 price reductions this past week in Incline Village, including 831 Lakeshore from $4,299,000 to $3,495,00- the lowest price lakefront home in Incline Village, as well at a lakefront condo at 501 Lakeshore “Lakeshore Terrace” from $949,000 to $899,000, and one of the lowest priced 2 bedroom McClouds on the market- reduced from $469,000 to $449,000 – just a short walk to the Rec Center and Incline Beach!
