Incline Village Market Activity week of June 17

We saw an an increase in new listings in Incline Village, with 28 new homes, condos and PUD’s coming onto the market this past week. The number of properties in escrow in the Incline Village real estate market is stable at 51 (53 the week prior), with a growing 451 active listings (433 the week prior)- 206 single family homes, 174 condos, 46 PUD’s (free standing townhomes), 17 lots, and 8 commercial/investment properties.

This past week, we saw another 6 new sales in the Incline Village market (same as week prior), including 4 single family homes, 1 condo, and 1 townhome. Notable sales include 650 Lakshore Blvd.- a new construction 4,620 sq ft home close to Burnt Cedar Beach with lake views reduced to $3,850,000 and sold for $3.2MM cash. A Zahler built home at 220 Glen Way at “The Glen”, a lovely gated complex adjacent to the tennis courts at the Rec Center and walk to Incline Beach, just sold for $1.7MM. This 4,414 sq ft PUD was reduced to $1,850,000 and purchased with a loan.

Incline Village home contracts
6 properties went into contract this past week, including 3 single family homes and 2 condos. Notable new escrows include 585 Lakeshore Blvd., the $10MM main house at the old Trepp Estate (most recently Walsh Estate), a 6,571 sq ft home with outdoor pool, private beach, and shared pier. The caretakers home ad adjacent parcel sold earlier this year with shared pier for over $11MM. The other 4 new contracts are for listings all priced below $1MM.

Incline Village new listings
28 new listings came onto the market this week (up from 16 the week prior), including 14 single family homes, 11 condos, and 1 lot. Another lakefront listing came onto the market this week at 30 Crystal Drive in Crystal Bay at $7.2MM. This home features rights for launch and recovery off the Pier owned by my seller at 32 Crystal Drive. Eight other homes were listed between $1MM and $3.5MM, with one newly reconstructed home at 652 Crystal Peak walking distance from Burnt Cedar Beach and pool.

Price Reductions
There were 14 price reductions (and 1 price increase) this past week in Incline Village. 794 Tyner Way, a handsome Rodman built 5 bedroom lake view home, dropped nearly $200K from $2,785,000 to an attactive $2,595,000. 772 Lakeshore, a 5 bedroom, 5.5 bath home close to the beaches was also reduced from $2,599,000 to $2,450,000. 28 Somers Loop, a gorgeous new Tahoe style home with supreme finishwork and 200 yeards from Lake Tahoe was reduced nearly $50K to $1,848,000. This home is in a wonderful Crystal Bay setting with boulders and old Tahoe feel, and features FULL IVGID rights to Incline Beaches! 571 Putter Ct. with 200 ft on the Championship Golf Course dropped over $300K from $2.2MM to $1,895,000. 645 14th Green dropped from $1,875,000 to $1,795,000. 554 Valley Dr. fell from $1,645,000 to $1,595,000 as did 1050 Lakeshore Blvd from $1,625,000 to %1,595,000- a great opportunity to build or remodel on prestigious Lakeshore Blvd.
